We offer a range of tailored letting services designed for landlords and property owners in Slough and surrounding areas. Whether you opt for our Lettings Only, Rent Collection, or Fully Managed service, we’ll make sure the service is just right for your needs.

Lettings Only

Our focus is on determining the realistic rentable value of your property. Once a suitable tenant is secured and comprehensively referenced, we handle the preparation of the Tenancy Agreement and the collection of a deposit equal to 5 weeks’ rent, along with the first month’s rent in advance. We facilitate the check-in process, using formal inventories provided by a trusted third-party company, and record utility readings, excluding telephone companies. The responsibility for future rent collections, after the tenant has moved in, lies with the landlord.

Rent Collection

We will provide the above service and collect the monthly rent on behalf of the Landlord. Full accounts and statements will be shared and made accessible via our 24/7 online portal, available to all our landlords at no cost.

Fully Managed

Our Fully Managed service is the preferred option for landlords who want a hassle-free experience and complete peace of mind. This package combines the Lettings Only and Rent Collection services with the addition of regular property inspections and full property management. An inspection report will be issued. Gas Safety, EICR, Selective Licence and EPC dates will be monitored on your behalf to ensure the property remains consistently compliant. We can also provide annual statements for tax purposes. Any property issues will be reported to ourselves to discuss with you. There will be no contact necessary between Landlord and Tenant.

Landlords in the UK must adhere to key letting compliance elements to ensure legal adherence. These include obtaining Gas Safety Certificates, registering deposits with approved schemes such as the Tenant Deposit Scheme or Client Money Protection, conducting Energy Performance Certificates (EPC), and complying with a raft of additional standards and regulations.

Staying informed about ever evolving regulations and seeking professional guidance is essential to navigate the dynamic landscape of letting your property in the UK. But it can be overwhelming.

Even the best of tenants can fall on hard times. In fact, most rent defaults are due to an inability to pay when circumstances change, rather than a refusal. While you may be sympathetic, you still need to receive your rental money.

In the unfortunate event that your tenant defaults on the rental payments, you could become tangled up with rental arrears and legalities in order to get them out of your property. This is not only a lengthy process but one that will undoubtedly leave you out of pocket from not only loss of rental income but also legal expenses.

Certainty in uncertain times

It is worth considering the following:

If your tenant stops paying the rent for say 4 months based on an average rent of £800 then you will be out of pocket by £3,200. Average legal costs to evict a tenant are £800. Loss of income and costs are £4,000.

We recommend to all our Landlord clients to take out the Rent & Legal Protection policy. Should the worst happen then it need not be a disaster – this insurance policy will not only cover your rental income but also your legal expenses.

We do not claim to be insurance experts and we therefore use the insurer Alan Boswell to provide this service. In order to qualify for this cover, a check in and out inventory must also be supplied to have the rent guarantee. Your tenants must have passed our comprehensive referencing process which is also undertaken via the respected reference company Vouch.

Landlord buildings & contents insurance

When letting your property it is vital that you ensure that you are properly insured for both Buildings & Contents. As a Landlord you are exposed to more risks that you may think and a standard household contents policy won’t give you the cover you need. Even if you are letting your property unfurnished, it doesn’t mean that it is empty. We work with providers who design their contents policies especially for Landlords – who let their properties both furnished and unfurnished. Plus don’t forget that insurance premiums for your let property are often tax deductible!
